Building Refurbishment Project
Damp proofing success with Newton Membrane Systems - Wandsworth SW18 - London
Project Description
The Development of twelve new-build luxury town houses with basement waterproofing systems and the renovation and conversion of an existing three story Grade II Listed School into apartments ultilising Newton 520 and Newlath 2000. The single skin brick school building had been derelict with defective pointing and as a consequence had lateral penetration of moisture across all elevations rendering it uninhabitable.
Site: Sutherland Grove, South London.
Client: Berkeley Homes.
Methodology
The new-build town houses are built over four stories and to maximize the available space have been built with extensive basements housing kitchen, study, utility and downstairs bathroom together with storage space. To overcome any likelihood of water penetration, John Newton's Newton 520 20mm stud membrane was applied to the floor areas of all 12 basements with Kingspan insulation board and a 50mm screed, thus complying with Type L regulations regarding the insulating of new buildings.
Part of the development incorporates an old school building which is Grade II listed and has been turned into flats and maisonettes. The building suffered from penetrating damp to the external brickwork on three levels. As it is a listed building, the facade could not be touched. John Newton's Newlath 2000 damp proof membrane was proposed to the Berkeley Homes architects as an effective and quick method of providing a damp barrier above ground level, which was fitted with dot and dab compound applied to accommodate insulated dry-lining board and a skim finish. This technique of damp proofing is deemed as removable for listed buildings and negates the need of introducing unwanted chemicals into the construction, it is also very fast to apply.
